If you are within 120 days of your upcoming renewal or maturity date, we can do a comparison to your current renewal offer and help you determine what the best option is for you moving forward.

Did you know that the best time to start renewing your mortgage is 120 days before your renewal date? We recommend you contact us directly and let us know what your current lender is offering you at renewal. We can then do a full analysis and comparison of what other options you might qualify for and secure the best deal for you.

  Lenders can allow you to borrow up to 80% of the value of your property providing you qualify. This can be a strategic way to package all of your debt together into a much lower interest rate product by using the equity available in your home.

New to Canada

 Did you know that if you already have Permanent Residency or have received confirmation of Permanent Resident Status, you may be eligible for a typical mortgage with a 5% down payment? Some of these New to Canada programs can assist where there is minimal credit history. Typically, to qualify for these New to Canada programs, you must have immigrated or relocated to Canada within the last 60 months and have had three months minimum of full-time employment. If you have some challenges with credit history and/or have not yet qualified for Permanent Residency, there may still be other mortgage options as well!

 We have access to many lenders that can provide secured lines of credit (often called "HELOC" or Home Equity Line of Credit). The best thing to do is to get in touch and we can look at your complete profile and advise you on all of your options.

Self Employed

  Have you been turned down by the bank because you’re self employed? We understand there can be challenges with proving and reporting your income while self employed, or that it may be more strategic to claim less income for various reasons. Unfortunately, this can cause the banks to say NO. We have specialty self employment banks and mortgage programs that can help you qualify and get that YES you need. Don’t settle.
